What is a home inspection?

A home inspection is an objective, visual examination of the property that typically covers the major systems and components of a home, including the structure, roof, plumbing, electrical and HVAC systems, and interior and exterior elements.

What’s included in my home inspection?

When you hire Blackwell Home Inspections, you will be given an unbiased inspection. If deficiencies are discovered, I will provide you with recommendations for professionals who can further evaluate them or perform repairs. I do not provide repairs. Immediately following your home inspection, I will provide you with a printed, computer-generated report with digital photos documenting the deficiencies condition, and age of the major home components along with typical costs to repair. An emailed copy of the report will be sent as well.

What if my home inspection indicates problems?

You are hiring us to look for issues. If the inspection uncovers deficiencies, you can use your findings to negotiate repairs or a price reduction with the seller. Depending upon the severity of the problems, you might also choose to request further evaluations from specialists.

How long does a typical home inspection take?

A home inspection depends on the size and condition of the property, but generally takes between two and three hours. Larger or more complex properties may require additional time.

What does a home inspection cost?

The cost of a home inspection depends on the home’s size, location and complexity. My rates are based on the square footage and the age of the home. Please request a price quote by contacting me at 804-921-8367.

Do I need to attend my home inspection?

You aren’t required to be there, but I highly recommend that you do attend your home inspection so I can answer your questions and address any concerns about the home following my inspection.

When and how will I receive my inspection report?

I will provide you with a printed copy of your complete inspection report on site, immediately following your inspection. An emailed version will also be sent as a digital document that can be easily shared. Your inspection report will include detailed descriptions of any issues found, along with digital photographs documenting issues and recommendations for repairs or further evaluation.

When should I schedule my home inspection?

It is best to schedule your Blackwell Home Inspection early in the buying process or as soon as your offer on a property you are interested in purchasing has been accepted. This allows you to identify any issues before finalizing the purchase. If you are scheduling a pre-sale home inspection on your own house, you have more flexibility in timing your inspection.

Are home inspections required by law?

Home inspections are not required by law, but are highly recommended as part of your home buying process. They provide valuable information about the property’s condition to help you make informed decisions.

In Virginia, lenders require an inspection and appraisal report prior to mortgage pre-approval, particularly if you are financing the home purchase with an FHA loan (HUD requirement). You can also include a home inspection contingency in your purchase agreement, which can allow you to renegotiate or even cancel your deal if certain deficiencies are discovered.
